We arrived and absolutely loved being able to stay so close to the beach! Condo was very clean and neat when we arrived. We really enjoyed our stay couldn’t ask for better for the price. I do wish you could see a bit more from the lanai, but the balcony makes up for that! We watched a few thunderstorms and beautiful sunsets from the balcony. The beach was gorgeous, white sands and clear water. We did have minor issues which led to maintenance men coming in but they were in and out quick. [LIE #1] My assumption is many must be family, friends etc. We stay in Siesta Key at least once a year as we have close friends in the area and never have issues. [LIE #2] Unfortunately, this was one of the only units in Siesta Key that was still available for the Easter break. Pros: -the location is great as it is right over the bridge and you have access to restaurants and stores across the street -Obviously, the beach and pool are great! Cons: - [LIE #3] It is very dark in the unit because you are staring at a concrete wall from almost everywhere in the condo(accept for a corner in the living room and far left corner of balcony). The 2 buildings are separated by the pool and courtyard but since they tried to face the balconies in the direction of the ocean all you see is the concrete wall of the building across from you(the sides of the balconies). Its tough to explain unless you see it for yourself. -No WIFI in the unit. (seems crazy in this day and age with a rental property) Yes, it is clearly written in the advertisement, etc. but it is still a con. [LIE #4] The rugs in the bedrooms must go. Rugs don’t work well in rentals(especially at the beach). [LIE #5] They are old and stains are everywhere. -We also had issues with our Security Deposit. I was informed via email that there was white paint on the lanai and he sent me a photo of a thumbnail sized hole in the screen from his “cleaning person”(owner is out of the country). The email said the cleaner did not report the tiny hole the week before so we must have done it. It wasn’t us but tough to argue with that I guess? I also assured him that luckily we don’t travel with paint but he didn’t want to hear it. The only thing we could think of was sunscreen? [LIE #6] Either way the charges to “repaint the whole Lanai floor and replace the entire screen panel added up perfectly to the few hundred dollar security deposit. [LIE #7] Luckily it wasn't a huge deposit or I have a feeling it would have totaled that exact amount. I suggest going a little further into the (non 5 star reviews) and how the owner responds. I obviously did not do this until after the stay(lesson learned). [LIE #8] Even a 4 star review with a mention of the wifi gets a scathing response from him. [LIE #9] Be sure to check the one star regarding the pool under construction(specifically his response). I think it will give better idea of what you may deal with. We have had plenty of great stays elsewhere in Siesta Key so I suggest a different unit…Good luck Published Jun 16, 2019 Owner’s Censored Response: Guest is responsible for damage done to the unit, and property theft. Owner’s Uncensored Response: Reviews posted by disgruntled guests are totally irrelevant, and after 31 years of renting condos in Siesta Key, I am certainly not at all surprised by the usual fabricated nonsense content of this disgruntled guest's review. The plain fact is that this disgruntled guest is unhappy about having to pay for the damage made to the unit by his family, and he has nothing negative to write about in his review of Siesta Breakers #603, so he purposefully implies and assumes so as to present a negative review in a clear attempt of retaliation against the rental property owner. What does it tell you about the character of this disgruntled guest, one of only two such guests charged for damage posting a negative review in a 12 year period. Firstly, in response to [LIE #1], all of the 89 five star and 19 four star reviews at Siesta Breakers #603 were from actual paying guests, many of which were returning guests, and not from family and friends as this disingenuous guest purposefully implies to present the appearance of fake reviews. Siesta Breakers #603 has a 4.7 star average, and from 2007 to 2018 has had 344 guests, of which 53.4% were returning guests. One 3 star, and one 1 star review (this guest) were submitted by disgruntled guests who were charged for damage made to the unit. The second 1 star review was from a disgruntled guest seeking a rental discount due to extended pool closure for repairs due to weather conditions, both out of my control, and no such eventuality compensation was offered in the guest's rental agreement. Secondly, in response to [LIE #2], Siesta Breakers #603 was not the only unit available for rent in Siesta Key from Apr 20th to 27th as purposefully stated by this disingenuous guest, "Unfortunately this was one of the only units in Siesta Key that was still available for the Easter break.", an outright lie, as there were still plenty of units available for rent when he made his reservation on Feb 13th, and that was 66 days prior to his arrival, and this disingenuous guest chose to rent Siesta Breakers because of the attractive rental rate and the location. Thirdly, in response to [LIE #3], it is not dark in the unit by any stretch of the imagination, as this disingenuous guest purposefully implies, with floor-to-ceiling and 14 foot wall-to-wall impact sliding glass doors in the living room accessing a screened lanai, lighting is not a problem. Fourthly, this disingenuous guest purposefully stating that "you are staring at a concrete wall from almost anywhere in the condo" is just blatant stupidity. The way that the two Siesta Breakers buildings were constructed offers owners and guests privacy when sitting on the lanais, with the lanais of both buildings not facing each other, but all facing toward the Gulf of Mexico. Fifthly, in response to [LIE #4] and [LIE #5], the rugs in the bedrooms are not old as this disingenuous guest purposefully assumes. The rugs just went through 16 weeks of prime season non-stop use, and were last cleaned in January, and again in June, done as usual each year. Sixthly, it is all about appearance, so any lanai screen damage is unacceptable, no matter how small the hole, non-blended spot paint touch-ups on the lanai floor also unacceptable, and handymen in Sarasota do not work cheap. The Lanai floor was painted at the end of January and this disingenuous guest's response to the probable cause of the lanai floor damage, "The only thing we could think of was sunscreen?" If so, why did this disingenuous guest not clean it up, when the spill occurred, whatever it was, because my cleaner could not remove it? Seventhly, in response to [LIE #6] and [LIE #7], this disgruntled guest still does have a security deposit problem, after having the cost to repair of the damage done to the unit by his family deducted from his security deposit, the remaining balance is held pending the return of the unit keys, and this disingenuous guest's purposeful comment, "Either way the charges to repaint the whole Lanai floor and replace the entire screen panel added up perfectly to the few hundred dollar security deposit.", which is just another outright lie, because this disingenuous guest was advised of the total damage repair cost, was supplied with a copy of the handyman's invoice, and knows well that 35% of his security deposit remains. Eighthly, in response to [LIE #8] this disingenuous guest knew that WiFi was not provided in the unit, but complimentary Siesta Breakers WiFi was available in the pool area, as clearly advertised. Guests at Siesta Breakers #603 over the years prefer the generous discounts offered from the rental office rental rate, and realize that if WiFi was offered in the unit, those discounts would be reduced accordingly to pay for that WiFi. I also do not own Xfinity WiFi, so any review complaints about Xfinity WiFi service quality are irrelevant in a Siesta Breakers #603 review. Below is my comment to a guest who complained about Xfinity WiFi that this disingenuous guest is referring to. “In my opinion if a guest has a complaint about the Comcast WiFi service, they should complain to Comcast and obtain a full or partial refund, not complain about the Comcast WiFi service in a non-related rental property review.” Ninthly, in response to [LIE #9], as clearly stated in the rental agreement, I was not obligated to refund a guest’s rent because of the pool closure, a result of delayed repairs due to poor weather conditions. [LIE #10] Message received from this guest on May 23rd through VRBO e-mail portal: "We were in Florida for 3 weeks so we have not been home for long? I will get the keys out but please text your handy man and let me know what you plan on charging. Thank you." Lastly, in response to [LIE #10], this disgruntled guest departed the unit on Sat Apr 27th and today is Thur Aug 1st, 96 days later, and he still has not returned the 2 ASSA security keys that were sent to him to be able to access the unit, which in my opinion now also makes him a petty thief. 5) Great location. **** Stayed Feb 2019 Warren W.Gettysburg, Pa Certainly enjoyed #603. Unit was adequately equipped and everything worked. The unit was clean and well located, especially being on the top floor. I would suggest that a bigger TV be installed in the LR. Both my husband and I loved the unit we stayed in. PROS: It is very spacious and comfortable. The kitchen was well stocked with dishes, pots, pans, and utensils. The unit overlooked the swimming pool and the ocean, with easy access to both. CONS: 1. We payed for the Xfinity wi-fi hot spot, recommended in the description; however, the reception was extremely poor. This severely restricted our entertainment viewing and internet use options. This was a huge inconvenience during out 2-week stay. 2. The linens and the towels were required to be laundered before checking out; otherwise a fine of $15 would be changed per set. We have done decades of domestic and foreign travel and have never experienced this requirement before. Because of these cons, we are taking 1 star off the unit rating. Published Jun 24, 2018 Owner's Response: Guest's Item 1) In my opinion if a guest has a complaint about the Comcast WiFi service, they should complain to Comcast and obtain a full or partial refund, not complain about the Comcast WiFi service in a non-related rental property review. While in Siesta Key I have purchased a monthly, as well as a weekly Xfinity WiFi Access Pass on-line from Comcast for many years now, have yet to experience any problems with the Comcast WiFi service at any of my 3 rental units in the Midnight Pass Road and Stickney Point Road area, and recommend the Comcast WiFi service, as it serves my personal needs. Guest's Item 2) There absolutely no requirement in this guest's rental agreement that states the linens and towels must be laundered before checking out, nor is there any fine imposed for not doing so. As clearly stated in this guest's rental agreement, guests may be assessed an excess laundry fee by the cleaners if additional laundry load(s) are required beyond the norm of 2 loads, usually always the result of many days of used towel accumulation left by a guest, who could not be bothered doing towel laundry. The guest's rental agreement clearly states the following regarding a departure cleaning and laundry. Departure Cleaning: A basic departure cleaning is provided. Rental unit will be cleaned to quality standards prior to your arrival as well as after your departure. Please try to maintain the unit as if it were your own. Departure cleaning covers laundering one set of sheets per bed, and one set of towels per guest. You are welcome the use of fresh sheets/towels available, but must launder and replace the used ones, or you may be assessed an excess laundry fee by the cleaners of USD $15 per load. Laundry: USD $15 per load beyond 2 loads, which is the norm for a departure cleaning of one set of sheets per bed, and one set of towels per guest used during the morning of the departure date. 14) Beautiful property ***** Stayed Apr 2018 Bonnie H. I have been coming to this unit for at least the last 4 years. Always a wonderful experience. Everything we need is here. Condo is clean and very comfortable. Beach area in front of the condo was less crowded than others up and down Siesta Key....again it felt like our own slice of paradise. Trolley stop in front of condo that brings you right into the village. Small grocery/deli right across the street which made shopping extremely easy so we could spend more of our time enjoying the pool and beach. The condo was well furnished and close to everything we wanted to do. The packet of information forwarded to us covered absolutely everything about the condo and surrounding area. We would definitely love to rent this place again . . . but maybe not the first week in January. The weather was chilly, but certainly much better than the sub-zero temps in Wisconsin that week! This is our 5th or 6th year staying at Siesta Breakers 603. We love it and look forward to our spring break trip every year. Everything you need for your home away from home is there. The cleaning crew does an amazing job cleaning the condo before you're arrival. The location of Siesta Breakers couldn't get any better. Bars, restaurants, ice cream shopping and even a small grocery store are with in walking distance. The grounds are beautiful and maintained daily. I always feel safe with the locked security gates both at the entrance and at the beach. The owner of this condo is wonderful to work with. I can not say enough about Siesta Breakers 603. Published Feb 12, 2016 29) MK **** Stayed Aug 2015 Martyn K.Stonehouse, Gloucestershire, England The condo was clean and comfortable, it is in a great location with both Venice and Anna Marie within a half hour drive, the beach is excellent and there are beach chairs and loungers supplied by Siesta Breakers. We also made good use of the pool which has plenty of tables with umbrellas for protection if required. Victor was very easy to deal with and we hope to make use of his condo again when we return to Siesta Key on our next trip to Florida from the UK Published Sep 7, 2015 30) Siesta Breakers Beach Rental **** Stayed Jun 2015 jerry o. The Condo is very well maintained and had most of the amenities you would expect in a condo. My family which included two teenage boys spent a week in 603 in June 2015 and really only had one complaint. There is no wireless in the unit, and the wireless offered from the condo is not accessible in the room. It works fine if you don't mind going to the pool area but we found it next to impossible to get a wireless connection in the unit. We had two iPads, 4 iPhones and a laptop. I had work to do(on vacation) and the kids are basically lost without social media. We ended up making friends with the family in another unti and they gave us their wireless password so we could connect in the unit. The Unit is well furnished, clean and overall very nice. We enjoyed the location and views of the ocean from the balcony. Published Jul 11, 2015 Owner's Response: Wireless Internet in the unit has never been advertised as being as available at Siesta Breakers #603 on any web site. Complimentary Siesta Breakers wireless Internet access available in the pool area is advertised. This guest previously rented the unit from Jul 2nd to 10th 2010, and no wireless Internet was advertised as available in the unit, or as even being available in the pool area back then. Direct-with-Owner rental discounts of 20% are offered from the listed Siesta Breakers rental office from Feb 1st to Aug 15th ($390 to $518 per week savings depending on the season), and 35% discounts are offered from the listed Siesta Breakers rental office From Aug 16th to Jan 31st ($643 to $727 per week savings depending on the season). From 2010 to 2014, 48.3%, 58.2%, 66.0%, 58.3%, and 58.6% respectively of the guests at Siesta Breakers #603 were returning guests who overwhelmingly preferred, and appreciated the discounts that I offer from the listed rates on my gulf side rental property. So far in 2015 returning guests are at 48.7%, with a 65.8% occupancy, with 16 weeks of rentals currently still available. 31) Siesta Breakers ***** Stayed Jun 2015 Aaron M. The condo unit for our family of 5 was perfect. Plenty of room for the week. Views from the balcony of the pool and beach is great. Siesta Breakers is very well maintained and we enjoyed the pool. The location was great, beach was amazing so we had a nice time Published May 22, 2015 Owner's Response: Firstly, as for this guest's opinion of the carpets in the unit, they were last steam cleaned just prior to my wife departing the unit on Feb 12th, and in my opinion the bedroom carpets were fine when I did a walk through the unit on the morning of May 9th during the departure cleaning, the day this guest arrived. Secondly, in today's day and age, mattresses do not squeak, but for a variety of reasons, bed frames and headboards will squeak! I don't know what the sleeping habits of this guest and her party are, but there have been zero complaints about any squeaking mattresses, or bed frames, or headboards in the unit from the 11 previous guests since the start of the 2015 seasons before this guest arrived, not including 2 separate stays in the unit by my wife and I, and I have received no complaint either from a returning guest who just departed the unit on May 30th. Personal bed mattress comfort levels can't be accommodated, and are plainly irrelevant in any vacation property review, and this guest clearly having a defined comfort level as implied in a comment in her e-mail the day before departing the unit, "We had a great time! But I miss my bed." 33) Siesta Breakers ***** Stayed Feb 2015 Ken H. 2/28-3/7/2015 Condo was in great shape abpnd clean. Location is good. Grocery store and several restaurants within walking distance. Traffic on the key does get a little hectic during Spring Break but was not unbearable. Owner is one of the better ones. We got to the condo and the complex itself is very nice however we noticed the pool was not working. It was in the 80's to 90's that week. Called the owner and he said the pool was supposed to be done (renovated) by the end of September and did not know it was still not done, however he admitted the person who rented the condo the week before us told him the pool was not finished. Asked for our money back and refused to give it back. Talked to the complex and they said he was aware of the pool not being done. The condo was ok. The sheets on the beds had stains on them and we had to change them. The blender was not cleaned. Stains on the carpet in one of the bedrooms. One of the toilets rocked back and forth and could not use it. Owner had a poor attitude and would not work with us to give us a discount or our money back. Said he was not responsible for amenities. We will never rent from this person again. Published Apr 28, 2015 Owner's Response: This guest is correct about one thing, I am not responsible for the Siesta Breakers amenities nor for that fact is any other owner at Siesta Breakers individually responsible, anymore than any of us can control the Siesta Key weather! This guest rented my condo Siesta Breakers #603 approximately 7 months ago during the off season and received a 40% direct-with-owner discount from what he would normally pay if he had rented through the Siesta Breakers rental office. This guest had 100% use of the unit amenities, as advertised. Firstly, there was nobody renting Siesta Breakers #603 the week before this guest arrived on Oct 4th 2014. The condo had been vacant for 2 weeks from Sep 20th to Oct 4th, and the regular guest who departed on Sep 20th was made fully aware of the pool renovations that were in progress during his 3 week stay, and received no additional discount because of the renovations. So much for the credibility of this guest, who stated in his review “the person who rented the condo the week before us told him the pool was not finished.” In addition, Siesta Breakers does not give owners status reports on any renovation projects, only the expected beginning and ending dates when a project is announced. I became aware of the delay in pool renovations when this guest sent me an e-mail on Oct 4th, and an explanation for that delay from a response that I received to my Oct 4th e-mail to the Siesta Breakers office 2 days later on Oct 6th, which I forwarded on to this guest. Secondly, I was not obligated in any way to give this guest a discount or refund his deposits because the Siesta Breakers pool was not operational, as I had no control over the Siesta Breakers pool renovation, as clearly stated in his rental agreement, which he acknowledged that he had fully read, understood, and accepted the terms. Had I been made aware of any delay in the pool renovation, I would have certainly notified the guest promptly, but he would still receive no additional discount or refund on his deposits as per the terms of his rental agreement. Only comment, and a minor one at that, would be a few extras needed in kitchen such as cutting board, pizza cutter, larger toaster, that sort of thing. It is within walking distance to local resturants, ice cream shop, grocery store, plus a drug store that has everything you forgot to bring, even computers to check email! Condo was exactly as in description and photos. Worst thing I can say is it could use new area rug and bath rugs. For the money I saved here instead of renting elsewhere, I should buy the rugs! I researched on line and this condo was by far the best price. Nicely updated kitchen and baths. I had wifi in condo and didn't need to go to clubhouse or pool area. Pool and deck are very nice and clean and pool water temp at 85. Also nice having chairs at beach to use. Christmas decorations went up the past several days and grounds look festive. Check out Turtles restaurant (south end of island) before 6pm for great $9.99 specials. Broken Egg in village has the best sour cream hash browns. Hope to get back next December. We've stayed at 3 different units at Siesta Breakers over the past 30 years...we very much like the location. This unit (#603) is priced below most rentals at the complex, and the unit is nice and clean. There are no "extras" i.e., laundry soap, toiletries, hair dryer, dishwasher soap, etc, but this fact is clearly advertised. The linens and towels are worn, but functional and plentiful. The TVs are small and are not HD, and there is no Wi-Fi provided, but this is also clearly advertised. One would think that a reasonably intelligent person that owned a laptop, that had a bottom-mounted heat exhaust port, would be fully aware of it, and would be careful about where they placed that laptop while it was in operation. And no, melting the ottoman surface with your laptop is not normal use of a coffee table, by any stretch of the imagination, and the damage did not occur instantaneously either, the laptop had to have have been on the ottoman surface for some time! The only accurate facts in your review is the fact that the unit is nice and clean, and that there are no consumables or wifi supplied (as clearly advertised).My wife and I have been renting condos in Siesta Key for 25 years, and take any damage done by guests to our units very seriously, even though it may have been done accidently, and unintentionally. Our cleaning service takes photos, and reports to us any damage that is done to our units by guests. The damage to the ottoman is quite evident as soon as you walk into the living room, and you knew that you were responsible for it. Your reply when contacted about the damage to the ottoman on Oct 14th was certainly not truthful, but was as definitely expected, “I'm sorry, but I've no idea...I didn't notice it when we were there, but we usually had newspapers and books and laptops covering the top of the ottoman. We didn't eat anything hot in the living room...just cheese and crackers. I really don't know how we could have made a mark like that.†Firstly, the statement in your review, "lucky for us that the ottoman/table was cheap", was never made to you in any e-mail, your fabrication! The following is what was actually stated in an e-mail, "The regular price for the 32 inch square faux leather ottoman at Home Outfitters is $203.39 ($179.99 plus 13% tax). Fortunately for you, I was able to purchase another ottoman on Oct 16th (sale was over on Oct 17th) at an advertised sale price of $99.99 plus 13% tax (PDF document & bill attached) , and also using a $20.00 savings card that frequent customers receive in the mail from Home Outfitters." Had the item not been on sale that particular week, and on at regular price, it would have been purchased anyway so that the remaining balance of your security deposit could be returned to you, and over $220.00 would have been deducted from your security deposit. Furthermore, contrary to what you stated, there are no rentals rates offered at the Siesta Breakers complex that are below those offered at Siesta Breakers #603, that is why you rented it again in 2013. In addition, contrary to what you stated, linen and towel inventory is inspected and any worn or stained items replaced semi-annually, or as items are needed when reported by the cleaning staff, and the complete linen closet inventory was last inspected, and worn and stained items replaced at the end of April 2013, while I was in residence. Finally, contrary to what you stated, there is a 32 inch LCD Flat-Panel HDTV and cable in the entertainment center in the living room, and a 24 inch LED Flat-Panel HD TV and cable in the master bedroom, and I might point out that you need to watch an an actual HD broadcast channel to get the viewing benefit of any HD TV. 5) **** Relaxing The condo is a good size with everything you may need. It was clean and comfortable. The beach is beautiful and anything you may want is relatively close by. The only thing we disliked were the living room couches. There are many restaurants and shops in walking distance. The Crescent Beach area is our favorite as it is a bit more secluded than the Siesta Beach further up. Walks on the beach are heavenly! The kitchen is spacious, functional, and better than some kitchens at home! We had a mild week, so the extra warm pool kept the fun going for our children. The kitchen is so well equipped we cooked a full Thanksgiving dinner there. The unit is exactly as described and we were extremely satisfied with the furnishings, decor, and condition of the unit. The other residents and tenants were very friendly, so we did not feel like an outsider. The location is fabulous. Within walking distance of most anything. Scooter rentals, restaurants, Davidson's Drugs (open 365 days a year) which has most everything, tourist traps, 7Eleven and others directly across the street. The common areas are well maintained. The pool was heated to the perfect temperature. The beach, what can I say? It is one of the best around and that is from someone living on Clearwater Beach. Clean (no cigarette butts{no smoking allowed}), packed sand that is great for riding bikes and pushing strollers on. More than adequate supply of lounge chairs available on the beach. To the north is Siesta Key Public Beach for younger beachgoers (free parking). Sarasota in general is a great City. Plenty to do if you desire. Took my boys to the new skate park in Downtown (nice), shopping malls to the north and south. Beautiful residential community to the south, recommend walking the sidewalk if the beach is too cool. Vic is great to work with, detailed and timely. Security deposit came back within 10 days. Highly, highly recommend #603 and would absolutely stay there again. This is our third time visiting Siesta Key and this unit is the nicest one and very reasonably priced. Perfect size, perfect layout, immaculately clean, all appliances are new, new TV in living room, nice furniture, walk-in closets -- I couldn't find anything not to like! Siesta Breakers resort is very well maintained. Beach is gorgeous, best sand in the world -- so thin, so white, and it's not getting hot so it is always a pleasure to walk on it barefoot which is quite amazing. Gulf water was probably 90 degrees, really warm. Perfect, relaxing, wonderful vacations! Would absolutely recommend renting this condo to anyone -- you will not regret! And -- last but not least -- I don't think anyone can beat Vic's prices! 20) ***** just the right place for us! sue kane Pittsburgh Pa June 30, 2009 We loved this condo-Just the perfect size for us- totally imaculate and spacious-our little girl had plenty of her own space.The location was pefect- so close to the beach and pool with a very convenient and short walk across street for groceries , sunscreen etc and ice cream! The beach of course is unsurpassed and conveniently supplied with lounge chairs so you dont have to drag so much stuff down. Its very easy to go between the pool to beach to "home" in just minutes. The pool is lovely, clean and nicely landscaped. The condo was very comfortable - we were calling it "home" after a few days there. It was great having access to beach chairs for hanging out during the day and for viewing the beautiful sunset in the evening. The accomodations are fabulous and a bargain in the keys. We wouldn't stay anywhere else. Watching sunsets from the linai and walking on sand that feels like talcum powder are an experience you won't get anywhere else.
